Brief Description

Traditional Provencal stone property. The house which is over 500 years old is situated in a picturesque “chocolate box” hamlet

The property has been lovingly and authentically restored by a local artisan and its interior designed by an architect.

All traditional materials have been used such as Provencal terracotta tiles and coloured walls washed with wax finished paint tinted with ochre from Roussillon, giving the property the warmth associated with Provence and the Mediterranean.

A deceptively large property previously 2 properties with the possibility to create further living accommodation in the arched cellars, 3 or the 4 rooms have already been floored and all the electric cabling and plumbing pipe work are in place.

The property is approached from a parking area with the fountain of the hamlet and is to be found at the end of a narrow lane.

The hamlet looks out over the vineyards and olive trees of the Grande Luberon

Detailed Description

Traditional Provencal stone property -The property can be entered via the entrance hall, lounge or kitchen.

Entering via the stone staircase from the courtyard into the entrance hall, there are further internal steps before entering the spacious entrance hall. A large rug covers the pre-prepared hatch which is intended to give stair access to the cellar.

Returning to the entrance hall there is an archway to the right of the stairs that leads to the lounge with its central fireplace with insert wood burning stove and vaulted ceiling. Archways either side of the fireplace lead to another room to the rear.

The lounge boasts an impressive front door which is part of the character of the property, many of the doors are unique having originated from ships.

To the far right of the lounge are steps down to a lovely kitchen/diner with its original fireplace. A central island houses a classic ceramic sink and with its marble top in no way distracts from the character of the property. Opposite of which is a range-cooker.

The kitchen is plumbed ready to take an American style fridge.

A door from the kitchen joins the stone staircase to the front right of the property.

Returning to the lounge a staircase with wrought iron balustrade leads to a glass door to the rooftop terrace with lovely views of the surrounding countryside. A returning bridge leads to the master bedroom with unique and disguised built-in storage for TV drawers and hanging space. This in turn leads to a fabulous tiled shower room with Mediterranean feel, comprises double basins, Italian shower, discreetly placed WC, built-in cupboard and heated towel rail

To the outside of the property is a small courtyard to the left of which is the basement/cellar where you will find the hot water cylinder and the hosepipe connected to a tap. This has a concrete floor and is practical storage space.

To the right of the outside central stone staircase is the door to a huge cellar with arched ceilings. Work has already started to create further living space. There are 4 interconnecting cellars, 3 of which have concrete floors, the 4th has all the pipework for water and electric in place but still has an earth floor.

The hatch for access to the main house from the cellars is in place and just needs a staircase installing.

This is a mystical property with huge potential, very pretty and unique.

Heating is by means of the its fireplaces/insert wood-burning stove and storage heaters.

Perfect holiday home and/or Gîte ideally located in Southern Lubèron close to the beautiful little town of Laurmarin and the villages of Curcuron (A good year ) and pretty villages of Lascoste and Menerbes
