Normandy Presbytery - Detailed Description
Elegant old Normandy Presbytery in the heart of stud-farm country
The property which has been lovingly and faithfully restored, offers 450m? of habitable surface area on landscaped gardens with trees and fruit trees of vines, peach and kiwi, flowers shrubs and pasture on a plot of 1.5 hectares bordered by a river (this would suit someone with a couple of horses).
The property is totally private and not overlooked and is approached via remote control gates and a tree lined gravel driveway.
The substantially reduced price for a property which is in effect in 2 parts and comprises the original Presbytery and the converted attached stables.
The Presbytery has had its stone face exposed and has been re-roofed with original French slate from Angers (a luxury now reserved for the restoration of ancient monuments). The “bulls-eye” windows are now framed in arched stone and the chimney stack at one end re-built in keeping with that at the other end of the Presbytery. The extent of the work, its quality and attention to detail make this property an excellent opportunity for those with an eye for quality/value the substantially reduced price means the owners will never recoup the money invested.
The other part of the property the former stables , in part still exist although their use has changed i.e. garden store and workshop the original feed troughs are still in place and these could easily revert back to stabling.
The main house now comprises on the ground floor:- Wonderful country kitchen/diner of 50 m? with “Lacanche” range cooker (gas hob and gas and electric ovens) and wood burning stove
The property has been completely and has a fabulous white stone flooring throughout the ground floor, continuing on the ground floor entrance hall with bespoke oak door, and living room with original fireplace, glass doors either side of which lead out to a south facing paved terrace, with BBQ, ideal for evening drinks. In the corner of the lounge is a niche making good use of the space under the stairs between the lounge and the kitchen and is used to locate the hot water cylinder and general storage, it is open at worktop level into the kitchen. All the downstairs rooms are light and airy.
Stairs from the entrance hall lead to a small landing, to the left of which is a large bedroom suite with fireplace, a door in the corner leads to a corridor with window overlooking the garden to the front. The corridor in turn leads straight on into the bathroom with bath, WC, hand basin and Italian shower.
To the middle of the corridor is a door with stairs to the loft which has been fitted out, it has lighting and is well insulated , currently providing additional storage, this could easily be finished to provide additional living space.
The other side of the staircase to the right is another door which opens into connecting room with brightly coloured shower room with marble tiled floor to the left , comprising Italian shower, WC and hand basin and straight ahead a large bedroom with fireplace. Both these bedrooms suites very spacious with their own bathroom/shower room and their doors can be locked, ideal for Chambre D’hôte guests.
The second part of the property is the converted stables which has independent access but also has access from the main property via the back right hand corner of the kitchen. From here you step down into a corridor which runs along the back of the property, to the right is a brightly coloured room with WC and hand basin, next right is the utility room which extends to the front of the property with glass doors to the terrace. To the right of this room and to the front of the property and behind the WC is the garden bathroom, with bath, hand basin and Italian shower (hidden behind the shower is another hot water tank) this room could easily be transformed into a downstairs bedroom which would have its own bathroom with shower and separate WC.
A further step down there is a door which leads into a large entrance hall with WC to the left of the glass doors to the terrace and stairs to the right. A large elegant cupboard has been created using the space under the stairs which is automatically luminated when you open the door.
Staying on the ground floor you arrive at a large dining hall with corner kitchen with hot water cylinder (designed so that it is not necessary to heat the water in areas of the property not in use)
First floor, at the top of the stairs is a pretty landing with seating area to the right of which is a cupboard with hot water cylinder. To the left is another bedroom suite with wood burning stove, the shower room is part of the room with double glass Japanese style basins in a vanity unit and an Italian shower hidden discreetly behind and there is a separate WC.
To the right of the landing is a long corridor with automatic sensor lighting. Off to the right of which is there’s the African room, a large and airy bedroom with the shower room open into the bedroom with shower hand basin and WC. All the windows in this room (which was the old hay loft) have blinds.
Continuing along the corridor you have the grey and red room with separate WC in the left hand corner of the room. Behind the bed is a linen bar which masks the Italian shower and hand basin.
Finally a further stretch of corridor which can be closed off is part of last (marine/seaside) suite, there is another hot water cylinder which serves this and the previous bedroom, at the end of the corridor to the right is a WC. The corridor opens into a large bedroom which could easily accommodate 4 beds, there is a semi open bathroom with bath, hand basin and shower.
Returning to the ground floor of this second part of the property next to the dining hall there are 2 stables/boxes which have not been converted, although they have water and electric and have been boarded out and are used for garden storage and workshop, these could be converted or revert back to their original use for those with horses.
At the far gable end below the seaside suite there is a lean-to garage with brick floor , covered by the overhanging roof is the wood store.
This is a huge property with 6 large suites with the possibility to create a seventh (ground floor) suite. An easy and comfortable property to life in with attention to detail, everything has been done to a high standard and could easily accommodate Chambre D’Hôtes guests or with independent access and the ability to shut off internal doors could also provide self contained Gîte accommodation with minimum of modification.
